    Pretty common near roof vents. Did the lap sealant fail?

    A couple months ago I wrote in this forum about a ceiling leak.I contacted my dealer then grand design,any warranty work was denied because of lack of sealant maintence on my roof.At that time I mentioned I did not believe it was sealant issue,I thought more than likely was caused because the a/c bolts were loose,no one had mentioned to me about checking the bolts on a yearly bases.
    Well,we get the a/c pulled out and get the ceiling panel down and this is what we find.The roof membrane was cut too short around the a/c porthole and not covered by the a/c gasket .It was built like this and left like this.It has been leaking since new.
    The only way to fix it, is to put a patch over the a/c hole ,patch being 2 1/2 feet x 2 1/2 feet ,recut it and reinstall.

    Grumpy - that's about as bad as anything I seen with this issue Which vent is this ? I suspect this makes you wonder about the other two vent areas......in addition to possibly other openings.

    Clint - your comment on "pretty common" is alarming. First I have ever heard this level of failure.

    Looking at the pictures the membrane cut short on the A/C is not common.. that is really bad.

    On preowned models that come in on trade that are over a couple of years old probably 1/3 have had a roof vent leak at one time.

    That is just plain heartbreaking to see.
    I think this falls into the it takes 2 to tango category. You did not check and redo the seal on a regular basis , Grand design failed on the AC install by undercutting the membrane. I would take this issue all the way up to Jerry McCarthy (can't hurt to try) and GD as a goodwill gesture should at the least split the cost of repair.

    As for not knowing you should check the AC bolts, that is where many people fail by not reading individual owners manuals for each appliance or system. There are a few thing that need regular maintenance in RV that should not be overlooked.

    Dan,this is the air conditioner opening,quote on quote "never seen this before".

    Yes,i should have checked the bolts first,but,this had nothing to do with a/c bolts.
