    EPDM Sticky with Surface Cracks

    Anyone have any issue with the roof membrane becoming sticky with surface cracks. I clean the roof several times a year and just cleaned it last month before a trip and saw no issues. There are places across the roof that are sticky to touch, it looks like the top layer is disintegrating with a few areas bubbling. As the sun hit the roof today the surface slides.

    I never expecting to see the materials fail.

    I have a TPO roof now but I have had EDPM rubber roofs many years ago.
    As i recall, it needed to be ckeaned well and then coated with a rubber sealant every few years and I remember doing so...
    but forget the product name.
    A quick Google search should show other's experience with the subject.

    Chuck - I have not looked closely at our roof this year but as of last year no issues that you are describing. I will take a look at our EPDM this week and let you know my findings.

    Maybe Marcy and Gary @WhittleBurner can chime in too since they have a 2014 with the original EPDM roof I believe. Rob and Cate have their 2015 yet so maybe you want to touch base with Rob in a PM here or go to the "other" GDRV site.

    Gary was on the roof back in late May when we were cleaning it off right before we left FL, he didn't mention anything odd. We haven't found anything odd yet.

    It is normal for the chalkiness and air bubbles I believe that appear also considered normal..but I would make sure thoose areas still feel solid. The sticky areas sound strange to me, is it in areas that you would think sealant might have been?

    We had a 2016 (built spring/early summer of 2015) with an EPDM roof. Never had any problems with it. What have you been cleaning it with?

    I was a lucky one that had a late 2014 build. Dicor had a bad run of EPDM material in late 2014. Top layer turning to putty.

    Contact GD they will send you to Dicor. They will provide help. How much who knows. Had to replace my roof, they paid for most of it. It's been 2 years.

    Jim - thanks, much for your post ! Now, I recall the bad batch of EPDM roofing material during that time frame that was shared on this forum back a few years ago. You may be right on target and that is Chuck's issue. Hopefully he will be taken care of by GDRV and Dicor thanks to your post !

    Yes, I posted about this a couple years ago when I found the problem on mine. I have heard a few others with this issue over the years. Good luck to Chuck!

    EDIT: research correction... I first found the roof problem in Nov 2018. Replacement done April 2019. Not sure if I started a thread at that time or just commented about it on someone else's.

    Since there are two similar threads going I will cut and past this answer in both.

    In Feb. of 2019 my Dicor contact was Don. 574-264-2699 Ext 1149. They will want pictures and trailer info.

    They will probably make you a dollar offer with a kit including all materials, after reminding you this is "good will" since the actual weather integrity has not been compromised. Don't take their first offer, get an estimate for labor (since materials should be provided by Dicor) and use that to leverage a better number.
