    Roof sealant question

    Up on my roof cleaning/inspecting and found a few spots that are bubbling. Looks like the screw holes. I have the proper self-leveling sealant. Can't find anything on the proper way to fix the sealant. My plan was to just pull off the bubble and refill. Also, a lot of the sealant is cracking. Does this look normal for a rig delivered April of 2020? Stored under cover for all but the first 6 months.

    None of that sealant looks normal to me, Jeff. It shouldn't look like Swiss cheese. If the trailer is in warranty, I would have your dealer look at it. If not, I would find a nearby mobile tech. I have had good luck finding several excellent techs in different parts of the country with this tool:

    I agree with Rob, it looks really pitted. Was it always like that from day 1, bubble aside? The bubble you can poop, clean and fill. What do you use to clean the roof?

    I was not like this from day one. First noticed in the spring when I got up there to inspect/clean. I used Dawn to clean, and I think I use car wash soap the last time. Unit is 18 months old. Any idea if this will fall under the roof warranty?

    I doubt it would be roof warranty because it is the sealant not the TPO roof membrane that doesn't look right. Should fall under a Grand Design warranty if anything.

    It appears that most of the dark spots on the sealant are just discoloration and not necessarily holes or voids.

    Roof sealant question

    This is uv damage. This is one of the ways that the sealant reacts to uv. It starts to get pitting and pinholes that will eventually leak. I will say this is a more aggressive case. This all needs to be scraped off and new sealant applied.

    More specifically what I think happened is lots of hidden air bubbles, as the heat and uv hits it, the lap seal and breaks down, and the hidden bubbles pop leaving all of those craters. I hope that helps.
