I got an email yesterday from one of FMCA‘s partners. “Rates as low as 3.99% with a minimum of $50,000 financed”.

Essex Credit (does full-timer loans for Bank of the West) is showing "as low as 4.74%" on their web site right now.

Yep, and the fine print said "for 800+ credit scores, amount financed $500,000 to $2 million".

And yet another email today, so I decided to click on the link and see if I could find the fine print without applying. This is all I could see:

When we bought last year we got 4.74% which seemed high at the time (our credit union was under 4%). I had planned to refinance at some point, looks like I waited too long.

We just financed a couple of weeks ago and decided to do a HELOC. This won't work for everyone, but the rate we ended up with was 3.5%

Hopefully that is a locked rate, as they have also increased.
