Modified for weight reduction and versatility. We removed the (dreadful) seats/table in the back and installed a full width bed frame on the happy jack tracks. We have the master in the back and a kid up front but it could be arranged so many ways. You could also use it for extra storage. The frame goes almost to the ceiling, so toys are still an option. We currently have a frame for a RV queen up front but I found it a bit too short, so there's a twin mattress up there now. I can cut the frame down to match the twin mattress and open up floor space, if you prefer. Either way, there's more storage underneath. If you're a family or have grandkids that visit, this is a versatile setup that can still haul your gas-powered goodies.

Pros

• Brass fittings from the inlets on the plumbing system (no worries about freezing cheap plastic elbows)
• All accessories and hoses (including heated hose) required to go today
• Fresh white paint in main living area and front bedroom
• Aftermarket countertop dishwasher (Worth the countertop space!)
• 3 ACs, fully functional
• Onan 5.5kw generator
• Mechanically sound
• Upgraded Saliun tires with lots of tread life

Cons

• The living area floor has a few soft areas. We had it reinforced by the same gentleman that did the brass fittings (who I can put you in contact with for details) but it will need addressed in time.
• Both bathroom fans motors are on their way out. They're modular, so you don't have to replace the entire unit ($140/ea)
• Front awning fabric needs replaced (arms work fine. Around $300, depending on what you want to spend)
• Needs new batteries (this only matters if you're away from power hookups. $300 up to multiple thousands for Li)
• The linoleum, couch and carpet could all use a refresh. We figure it makes more sense to leave it be and let you decorate as you see fit.
• LED strip light accents not functional

Most of the cons are age related. It's an incredibly solid blank slate for however you want to customize it. We even have links and leads for most of the things that need addressed, just ask. Our family is ready for our next chapter but it's got plenty of life left in it for many more adventures.

Furniture/mattresses/curtains for reference but can be included, if you want.
