I see that I am supposed to seal my roof. I have no idea what that means I’m to do?

I assume it means to check caulking for cracks/pin holes and seal them with a caulking. Some sites suggest an eternal tape seal… However, I would sure like some direction on this project…

I bought the trailer used and while there are no leaks yet…I don’t know the history so would prefer to be pro-active on keeping the roof in good shape.

It's a given that there will be cracks and pinholes in the sealant around anything on the roof. What you have to decide is whether you want to clean all the old sealant off, and replace it, or just clean up the surface and put new sealant on top. Some people do it one way, some do it the other. I usually just clean up the surface and put down new sealant where necessary.

This is what I do as long as the existing sealant has good adhesion. If a section is loose I remove the loose stuff and reseal that area overlapping the good area.

There is more than the roof that needs to be sealed. You also want to check the sealant around the windows, doors, lights and trim for drying and cracking. Again depending upon the condition and type of problem I usually clean up the area and apply new sealant over the top. For larger areas I will remove all of the sealant before resealing.
 
Perfect, that’s what I needed to get this sorted out in my head!

Can anyone point to the correct caulking to use?

I use Dicor self leveling and no sag on the roof. I know that GD uses Alpha roofing TPO and recommends their sealants but I've never gotten good results with Alpha sealants on past trailers. For trim, etc I use clear GeoFlex Pro.

I'm looking into self leveling silicone products for new work, i.e. replacing the vents/fans, as it is presented as being a lifetime product. I just heard of it and have no idea if it is safe for TPO roofs only having seen it used on fiberglass class A roofs.

what type of sealant do you use? Roof edge and trim. Thanks
