Hello Everyone,

I just bought my first trailer here in SoCal, a new 2023 Transcend Xplor as the title says. Looking forward to taking it out to the many different destinations. I was thinking of proactively coating the roof with Dicor sealant paint, but wasn't sure if that would be a good thing to do this early on or should I wait until it is absolutely needed?

Looking forward to hear your perspective on this.

Welcome to the forum, hope you have a great time in the new Transcend. Not sure what you'd gain by painting now, is there a source of concern for you?
 
When I inspected the roof the day I got the trailer, I found some small cracks in the seals around the skylight and the vent. The dealer will take care of those, but I was just wondering if proactively coating the whole roof will save me from dealing with more cracks and leaks down the line, perhaps prolong the life of the roof.

This is my first trailer ever and it seems from what I see on forums, leaky roofs are inevitable and everyone has them within the first few years.
 
We’ve been camping for almost 20 years in Michigan. Check your roof and other exterior caulked points at least once per year. Caulk is a maintenance thing that has to be done.

A well-referred RV repair guy here suggests to use Best rubber roof cleaner/protectant at least twice per year. If you don’t have a rubber roof, I’m sure there’s something else out there. ‘Best’ is the brand name.

We’ve been using Best rubber roof cleaner and it seems to do a great job. You can use it multiple times without hurting the rubber roof too. Between that and making sure the corners, vents, and anything else on the roof is properly caulked and not cracking, no leaks in the roof.

I’m going out on a limb here and guess you have a TPO roof rather than rubber. If true, I would read your roof warranty first before applying any cleaners or coatings. Assuming no tears in the membrane, your leaks are often found around the various penetrations and along the seams. Sounds like you’re on top of that.
